**Please thoroughly read our application and process COMPLETELY. All required documents must
be submitted in requested format in order for an application to be processed. Applications with
missing information will not be processed until considered complete.**

In order to process your application, the following requirements must be met: One application must be
completed by each person 18 years of age or older. You must grant permission for extensive credit
checking and personal history investigation. For pets, a pet application and a one time pet deposit must
be submitted. Limit of l pet per household. Pet deposit $250*. For Pet applications, please specify if the
pet is ESA or Service Animal Documentation for ESA/Service Animal status must be provided upon
applying.

Qualifications:
• Credit FICO score of 610 or higher is recommended. You must have a credit report that demonstrates willingness to
pay financial obligations in a timely fashion.
• Verifiable employment(We will not assume the costs of any VOE that requires payment to a
third party service. Monthly income must be at least two and a half (2.5) times the monthly
rent.
• Verifiable rental history from unbiased sources with no evictions. If you're related by blood
or marriage to one of the previous landlords listed or your rental history does not include at
least two previous landlords, your application may be denied.
 

Required Documents:
• Clear copy of state I.D. or equivalent
• Clear copy of social security card or ITIN(Passports are not accepted in lieu of SSI/ITIN. Tax
return with SSI number fully visible is the only accepted alternative, no W-2s. EIN's will not be accepted in lieu of ITIN)
• 3 most recent paycheck stubs(scanned PDFs) or an official letter from your employer on a
company letterhead should be attached to the application. For self-employed, 1099
applicants, your last two years of tax returns are required.
• 3 most recent bank statements(full PDF bank statements only, credit card statements and activity summaries will not be accepted in lieu of bank statements)
• We will not accept screenshots or altered, edited or redacted documents.
• Co-signers are reserved for students only. Must provide transcripts to qualify for co-signer.

Application Payments:
A non-refundable application fee of $47.00 is required for each applicant. Application fees are
required for each applicant 18 years of age or older, including for cosigners. A cosigner is not at guarantee of
approval, applications are evaluated on a case by case basis .
